Do your brick joints need pointing, or just a closer look?

The short answer: Brick pointing, also called repointing, means cutting worn or cracked mortar out of the joints between your bricks and packing fresh mortar in its place. On a brick house or wall in Vacaville, it keeps water out of the wall and keeps the brick around a bad joint from working loose.

Most calls start with sandy mortar on a step or a joint you can push a key into, and my first job is figuring out whether the mortar just wore out or the wall moved, because those are different fixes. If the bricks themselves are cracked or their faces are flaking off, that's brick repair on top of the pointing. The price moves with how many joints have failed, how high and easy to reach the wall is, how soft the brick is and how closely the new mortar has to match the old color, and the schedule turns on the same things plus whether scaffolding has to go up. The estimate I write up after looking gives you your own figure.

How do you know your mortar joints are failing?

  • Mortar sitting back from the brick

If the mortar has worn back so there's a ledge or a hole between bricks, rain has a place to sit and soak in. It usually means the joint has done its job and worn out, and leaving it lets water work behind the brick faces until a pointing job turns into replacing brick.

  • Sandy, crumbling mortar

Mortar that scratches out with a key or leaves sand on the step below has lost what holds it together. Those joints aren't gripping the brick anymore, and the longer they go, the sooner a brick on a step or a wall cap works loose.

  • Thin cracks along the brick

Hairline cracks through the mortar, or a gap opening between the mortar and the edge of the brick, let water in even when the wall looks fine from the street. A crack that climbs the wall in a staircase line can mean the wall moved, and that's worth checking before anyone fills it.

How we do brick pointing

First I mark which joints have actually failed, because sound original mortar is better than anything we put back, so we cut out the bad joints and leave the good ones alone. We clean the old mortar out to an even depth, by hand with chisels on older, soft brick, since a grinder in a hurry can chip the edges off soft brick and you can't put those back. Then we mix the new mortar softer than what's in the wall, so if something has to give, it's the joint and not the brick. We pack it in, shape the joint to match the rest of the wall, clean the brick faces and haul off the debris. If you're talking to other masons, ask each one how their mortar compares with what's already in your wall, because the answer tells you a lot.

Pointing fixes joints, not the reason they failed. If the cracks follow a staircase line or keep coming back, the wall may be moving, and we'll look at whether foundation repair has to come first, since new mortar over a settling footing just cracks again. Chimneys are often where mortar goes first on a house, so when the joints up top are gone, we handle them as part of chimney repair along with whatever else the chimney needs.

  • Spot pointing the failed joints

This suits a wall where the damage is in patches, like the bottom few rows, a set of steps or one side of a chimney, and the rest is sound. You pay to fix what's failing, and the original joints stay in place, which is better for the wall.

  • Repointing a whole wall

This makes sense when most of the joints have worn back or crumble, so patching would just chase failures across the wall for years. It's more work and usually means scaffolding on a tall wall, but you end up with one consistent job instead of a patchwork.

What happens when you call about brick pointing in Vacaville?

Here's how a pointing job goes with us, from the first call to the walk-through at the end. You deal with me the whole way, and you see what I'd do in writing before any work starts.

  1. Step 01

    Call or send the form

Tell us where the wall is and what you're seeing, and photos of the worst joints help. We set up a time for me to come out.

  2. Step 02

I look at the wall myself

I check the joints, the brick and whether anything moved, then tell you straight what I'd fix now and what can wait. You get it written down, what I saw, what I'd do and what it costs, and if your mortar's fine, I'll say so.

  3. Step 03

We point it and walk it

If you go ahead, we take care of any permit the job needs and do the work, which is slow, noisy and can mean scaffolding on that wall for a while, so plan around that side of the house. When it's done, we clean up and walk it with you before we call it finished.

What Vacaville's building office and ground mean for brick pointing

The city notes that Vacaville gets ground tremors from big quakes on the major Bay Area faults, the Hayward and the San Andreas among them. Shaking finds the weak spots in a brick wall, and on an older wall those are usually tired mortar joints, so after a good shake it's worth looking for fresh hairline cracks along the brick and joints opening at the corners of a chimney or garden wall. We see the same older brick and the same kinds of cracks on jobs in Fairfield and Davis, and we handle them the same way, finding the cause before we point anything.

Inside city limits, the city's Building Division reviews and inspects work on existing buildings. Whether a pointing job needs anything from them isn't something I'll guess at, so I check before we start, and if yours needs a permit, we handle the application and set up the inspections.

We've been in business since 2017, and we're best known for repair, the joints, walls and chimneys that got put off too long. A good bricklayer isn't always good at pointing, so ask any mason you're considering, us included, to show you pointing they've done.

  • Licensed and insured in California

We're licensed and insured, and California's contractor license board has a masonry class covering brick and other masonry work, so you can look up any mason with the Contractors State License Board before you hire. Our work is satisfaction guaranteed.

Brick pointing questions from Vacaville homeowners

How do I know if my brick mortar joints need repointing?

A joint needs repointing when the mortar has worn back more than 1/4 inch from the brick face, crumbles, has holes in it, or shows hairline cracks or cracks between the brick and the mortar. Only the joints doing that need work, so most walls get fixed in the failing areas and nowhere else. If you can't tell, I'll come look and tell you.

How long do mortar joints last on a brick house?

Mortar joints typically last more than 25 years, while the brick itself can go well past 100. That makes the joints the part of a brick wall you should expect to redo over the life of the house, and the brick the part you want to protect.

How much does brick pointing cost in Vacaville?

The price comes down to how many joints have failed, how high and hard to reach the wall is, and how carefully the old mortar has to come out. Spot pointing a set of steps costs far less than a whole wall that needs scaffolding, and hand work on soft older brick takes more labor than a newer wall. I give you a written estimate once I've seen it.

What is the white bloom that shows up on brick after repointing?

That's called efflorescence, and it sometimes shows up in the first few months after pointing and usually weathers away on its own. If it hangs on, brush it dry with a stiff natural or nylon bristle brush, then brush it wet. Skip the muriatic acid, since it generally doesn't work on it.

What causes mortar joints to crack and crumble?

Mostly age, because mortar is meant to wear out long before the brick does, and water speeds it up once a joint opens. Movement cracks joints too, from a settling foundation or the ground tremors mentioned above, which is why I look for the cause before we fill anything.

Is brick pointing the same as tuckpointing?

Mostly, yes, because people often use tuckpointing loosely for the same job of cutting out bad mortar and replacing it. The word gets used for a few different finishes too, so if you've been quoted tuckpointing, ask exactly what the mason plans to do to your joints.

  • Foundation repair

If cracks climb the brick in a staircase or reopen after pointing, the footing may be settling, and fixing it first keeps new mortar sound.

  • Chimney repair

Loose brick at the top of a chimney or crumbling joints near the roofline usually need more than pointing to stop water getting in.
